In today’s real estate market, one generation stands apart in their desire to move into a renovated home: millennials. The Harris Poll conducted a survey of 2,000 US adults that has stated, “One-third of the generation who grew up with Instagram and Pinterest are more likely to seek out an upgraded home compared to other generations.”

Millennials aren’t the only ones who have a desire to upgrade their home before selling or move into an upgraded home. According to the survey, “89% of respondents who have sold their homes in the past three years said that they made upgrades to their properties before selling.”

Younger home sellers are making renovations and upgrades on their home before selling but making the wrong choices because they are not consulting a real estate agent first. “I wasn’t surprised to see that 89% of homeowners are making renovations before they sell,” says Rose Sklar, agent, Coldwell Banker Realty. “However, in my experience, and this survey backs that up, they often make the wrong updates like choosing unpopular paint colors.”

One of the major constants in the real estate industry is the value that home improvement projects add to the home. The report has stated that 11 of the top 12 projects that garner the highest return on investment (ROI) this year are exterior home improvement projects. By consulting with a real estate agent first, you will be guided on home improvements that are specific to your home. As a seller, you will have the opportunity to save money upfront and save some of the hassles of renovation. Real estate agents will be able to guide you along the journey of selling your home and making minor renovations along the way.

Depending on your home’s competition and your budget, your real estate agent will suggest renovations to improve your home’s marketability. With their expertise and objective eye, agents will evaluate what needs replacing or just refreshing, which improvements can bring a high return on investment, and which blemishes are better left untouched. Real estate agents know the easy ways to increase home value that require little of your time, effort, and money.
