What Is an NHD Report and Why Is It Important?

If you’re selling a home in California, the law requires sellers to provide buyers with a Natural Hazard Disclosure, better known as an NHD Report. The NHD Report is one of the most critical parts of any real estate transaction in California. Required as part of California’s 1998 Natural Hazard Disclosure Act, sellers must provide this document to inform buyers of different natural hazards that may affect the property they are considering.

What does an NHD Report include? How much of an impact could it have on a home sale? The goal is to ensure that potential buyers know about any unique risks associated with a property. For example, if you are a home seller and you inform buyers of your house being in a high fire zone, they won’t be able to sue you if the house burns down.

Natural hazard zones are places where people have a greater risk of being harmed by natural disasters such as wildfires, earthquakes, floods, and landslides. NHDs often cover far more than just natural disasters. They also disclose other potential hazards in the neighborhood, like whether a home is close to a nuclear power plant or near any hazardous waste sites. Anything that may increase the cost of insuring a home or increase the risk of living in it could be in the report.

Available in a standardized, easy-to-understand format, our reports help fulfill the seller’s obligation to inform potential buyers of all known hazards and defects related to their property. Our premium report includes hazard disclosures, tax information, notices, and maps. We also offer the ability to sign the Natural Hazard Disclosure Statement digitally.

You will find a summary page at the beginning of your report that gives you a “yes” or “no” answer on whether the subject property’s location is in one type of area or another. As you flip through the pages, you will see that each topic of interest is in the report. Buyers can review this disclosed information and determine whether they want to go through with the purchase or not.
